What carpet cleaning costs

Angi's 2026 data puts a professional carpet cleaning job at $183 on average, with most between $123 and $242, and prices ranging from about $0.20 to $0.90 per square foot. Companies quote either by the room or by the square foot. Per-room pricing is simple, but check the size limit — many define a room as up to a set area and count a large living room, an L-shaped space or a hallway as more than one.

A price that looks very low is usually a starting figure. Ask what the total will be for your home with pre-treatment, stairs and any spot work included.

  • Square footage and number of rooms
  • Stairs, which are often charged per step
  • Heavy soil, pet stains or odor treatment
  • Carpet fiber — wool needs gentler chemistry than nylon or polyester
  • Moving furniture, where it is offered
  • Protector re-applied after cleaning

Steam cleaning versus dry cleaning

What people call steam cleaning is hot water extraction: heated water and detergent are sprayed into the pile under pressure and immediately vacuumed back out, carrying the soil with it. A truck-mounted unit does this with more heat and far more suction than a portable or rented machine. It is the method most carpet manufacturers recommend, and many warranties call for professional hot water extraction every 12 to 18 months.

Low-moisture methods — encapsulation, bonnet or dry compound cleaning — use little water, so the carpet is dry within an hour or two. They are good for maintenance between deep cleans and for commercial carpet that cannot be out of use for long. They clean the surface of the pile and do not flush out what has worked its way to the base. For a carpet that has not been cleaned in a year or more, extraction does the most.

Why carpet soils faster in the Valley

The San Joaquin Valley has some of the highest levels of airborne particle pollution in the country, and Fresno's long dry season means fine dust is always on the move — from fields, roads and wind. A good deal of it ends up indoors, tracked in on shoes and settling out of the air, and carpet holds it.

That is not a reason to give up on carpet. It acts as a filter, trapping particles that would otherwise stay in the air you breathe. But a filter has to be emptied. Vacuum high-traffic areas a couple of times a week with a machine that has a good filter, use mats at each door, and have the carpet deep-cleaned on a schedule. Households with children, pets, allergies or asthma generally benefit from cleaning every six to twelve months.

Renters, landlords and carpet cleaning charges

Half of Fresno households rent, and carpet cleaning is one of the most common deductions from a security deposit. California's rule is in Civil Code § 1950.5: a landlord may deduct only what is reasonably needed to return the unit to the level of cleanliness it had at the start of the tenancy, and may not charge for ordinary wear and tear.

The law was tightened by Assembly Bill 2801. For tenancies it covers, a landlord cannot require professional carpet cleaning as a blanket condition and may charge for it only where it is actually needed to restore the unit to its move-in condition, with photographs taken to document the unit. If you are moving out, take your own dated photos of the carpet in every room. This is a summary, not legal advice; the California Department of Real Estate and local tenant resources publish guidance.

After the cleaning: drying and what to avoid

Carpet cleaned by hot water extraction is normally damp for six to twelve hours. Fresno's dry air is an advantage here; in summer, with the air conditioning running and a fan or two moving air across the floor, it is often much faster.

If a carpet looks worse a few days after cleaning, the cause is usually one of two things. Wicking is soil from the backing rising to the tips of the fibers as the carpet dries, and it shows as spots reappearing. Resoiling is detergent residue left in the pile attracting new dirt. Both point to too much water or too little rinsing, and a reputable company will return to correct them.

  • Stay off the carpet as much as possible until it is dry, and wear clean socks if you must cross it
  • Leave furniture pads or blocks in place until the carpet is fully dry
  • Run ceiling fans and the air conditioning to speed drying
  • Wait until the carpet is dry before vacuuming, then vacuum to lift the pile
  • Do not put area rugs back on damp carpet

Upholstery, mattresses and commercial carpet

Most carpet cleaners also clean upholstered furniture, using lower moisture and fabric-appropriate solutions. HomeAdvisor puts upholstery cleaning at $173 on average, typically $120 to $231, with a standard sofa commonly $100 to $300. The cleaning code on the furniture's tag tells the technician whether water-based cleaning is safe. Mattress cleaning uses similar equipment to extract dust, sweat and stains.

Commercial carpet in offices, shops and rental buildings is usually maintained on a program: frequent low-moisture cleaning for appearance, with periodic hot water extraction. It is priced by the square foot and normally scheduled outside business hours.

Common Questions

Is it worth getting carpets professionally cleaned?

Generally yes. Professional hot water extraction removes soil a household vacuum and rental machine leave behind, extends the life of the carpet and is required at intervals by many manufacturers' warranties. Angi puts the average job at $183, which is small against the cost of replacing carpet early.

How much does it cost to clean a 12-by-12 room?

A 12-by-12 room is 144 square feet. At Angi's national range of $0.20 to $0.90 per square foot that is roughly $30 to $130, though most companies have a minimum charge for coming out, so a single room often costs more per square foot than a whole house.

Do you have to be licensed to be a carpet cleaner in California?

California has no state license specific to carpet cleaning. A cleaner still needs a local business license, and reputable companies carry liability insurance. Certification from the IICRC, the industry's training body, is voluntary but a reasonable sign of training.

Why does my carpet look dirtier after it was cleaned?

Usually wicking or residue. Wicking is deep soil rising to the fiber tips as the carpet dries, so spots reappear. Residue is detergent left in the pile, which attracts dirt. Both are corrected by a proper rinse and extraction, and a good company will come back to do it.

Is it worth cleaning a 15- or 20-year-old carpet?

It depends on its condition. If the pile is intact and the backing is sound, cleaning can make a real difference. If the traffic lanes are worn flat or the backing is breaking down, cleaning will make it cleaner but will not restore its look, and the money may be better put toward replacement.

What should I not do after carpet cleaning?

Do not walk on it in outdoor shoes, replace furniture without protective pads, lay rugs back down or close up the room while it is damp. Keep air moving and wait until it is fully dry before vacuuming.

Can a landlord charge for carpet cleaning in California?

Only for cleaning reasonably needed to return the unit to its condition at move-in, not for ordinary wear and tear. Under changes made by Assembly Bill 2801 to Civil Code § 1950.5, a landlord covered by the law cannot make professional carpet cleaning an automatic requirement. Tenants should photograph the carpet at move-in and move-out.
